Is Homebase a real estate agency or developer?

No, Homebase is neither a real estate agency nor a real estate developer. Instead, Homebase provides inclusive products and services that make homeownership accessible to everyone.

We partners with both agents and real estate developers to provide their clients with better alternatives to traditional bank loans so they can buy, sell, and own their home easier.

What products does Homebase offer?

How does Homebase make money?

For Buy with Installment, Homebase purchases the home for you today and pre-agrees a future buyback price for the property in the future. The pre-agreed buyback price of the home is based on a fixed YoY appreciation percentage over the initial price -around ~6%/year of appreciation, assuming an initial 50% deposit.

For Sell to Homebase, Homebase makes a competitive cash offer on your home at the market price. Then, if you decide to sell to us, we take a service charge out of the sale proceeds similar to how an agent takes a commission in a traditional sale.

Can I use Homebase as a foreigner or entrepreneur with unstable income?

Buy with Installment

Which properties qualify for Buy with Installment?

Properties that are qualified for Buy with Installment have the following criteria:

Types of residential property: All property types
Types of title: Pink book, SPA, long-term lease
Market: Primary or Secondary
Location: Ho Chi Minh City, Vietnam

How long does the qualification process take?

The  process between your application submission and completion of the property purchase typically takes around 1 week to complete. If you have an urgent case, please let our team know and we'll expedite your application process.

How is the initial property price determined?

The property price is  determined based on the supporting documents submitted, market data, and evaluation from our real estate valuation team. We may also involve an independent third party valuation company to provide an unbiased property price estimate in some cases.

How is the buyback price determined?

The buyback price of the home is based on a fixed YoY appreciation percentage over the initial price -around ~6%/year of appreciation, assuming an initial 50% deposit. Calculate your exact payment schedule and buyback price here.

Who owns the home initially?

Homebase will buy the property for you during the contract term while you save up and deposit more each month. However, from Day 1, you can  choose to move in, rent it out, renovate, or fully buy out/sell to a third-party anytime - we always listen to you!

How is the monthly deposit calculated?

You have flexibility to choose how much to deposit each month. If you want to minimize the monthly amount, you can deposit just the monthly pre-agreed appreciation of the property. Or, if you want to fully buy out by the contract's end, deposit both the appreciation and a bit of our portion each month.

You can always choose to deposit more each month without penalty or fees. Fully buyout the property once you deposit 100% of the pre-agreed price.

Can I live in the home/rent it out/renovate during the contract term?

You can choose to live in the home, renovate it, or rent it out at your discretion - just inform us beforehand. If you choose to rent it out, you get to keep all the proceeds and don't need to split any portion of it with Homebase.

Can I terminate my contract early? Are there any fees if so?

Yes! You can choose to buy out fully or sell to another party by depositing 100% of the pre-agreed price anytime. Or, if you want to move on worry-free, walk away and cash out your savings.

Before the contract expires, you can choose at anytime to:

1) Buyout Homebase fully/Sell to a third party- Simply deposit the remaining balance of the pre-agreed property price and Homebase will transfer the property to you, or to anyone else that you designate.

2) Walk-away and cash out - Want to cash out your savings and ask Homebase to do the hard part? You can walk away at any point, Homebase will sell the property for you, and we’ll cash you out your existing savings less a relisting fee (7% percent of the initial purchase price).

Otherwise, when terminating the contract, standard real estate transaction fees in Vietnam apply:
• Primary market: 2.5% of the property value (2% for PIT + 0.5% for Title transfer)
• Secondary market: 4.5% of the property value (2.5% for Primary market + 2% for Additional Taxes)
