When a firm sells a property, VAT is applied. In this scenario, Homebase will transfer the title to you when you have paid in full and VAT has been applied. VAT is only charged on the construction price, which is 10% of the building work's value (For example, housing and land are only calculated on the value of the house, not the land price).

Steps to unlock your home’s equity: 

Step 1: Homebase will temporarily buy the house at a price that is equal to the Homebase’s support amount that our customer needs. Customers can still use the property or rent it out upon their preference.

Step 2: Homebase and the customer will agree on a price that the customer will buy back the property from Homebase. This pre-agreed price is determined based on the appreciation rate over time.

An early termination fee is a charge applied when customers make the decision to terminate your contract before the end of the term of an agreement or long-term contract. 

What is the process for early termination?

  • Step 2: Receive an invoice of the remaining amount needed to complete before termination
  • Step 3: Sign and confirm your early termination contract with Homebase

1. Investment Agreement:

This contract states that Homebase will acquire and resell the property to the customer at the close of the contract term. 

The contract also requires the customer to purchase back the property from Homebase at the agreed-upon amount or to find a new buyer to re-acquire the property from Homebase in order to withdraw from the contract.

This contract is specified under the district court where the property is located and must be signed before we proceed with the property acquisition from the seller.

2. Property Arrangement Agreement

This agreement gives you the freedom to use the property in any way you choose, including (1) staying in, (2) renting it out, and (3) renovating it, without having to pay an additional rental cost to Homebase.

A payment received by Homebase AFTER the due date is considered a late payment, and you will be charged a penalty of 0.054 % of the late amount per day, with a maximum penalty of 500,000 VND per occurrence of late payment.

Title transfer fee

Title Transfer Fee: After signing the Investment Agreement with Homebase, you will pay a 0.5% title transfer fee. Homebase will execute the Sales & Purchase Agreement and complete the property purchase with the seller at the same time.

The Provincial Land Administrative & Land Registration Office charges a title transfer fee as an administrative cost for transferring ownership of real estate from the seller to the buyer. As a result, you will be accountable for this amount when Homebase acquires the house on your behalf.

Other notary and associated fees

This expense may arise throughout the notary procedure, and you can negotiate with the seller regarding who is responsible for paying it.

Regarding Homebase' property purchasing process, we adopt a few policies that your Seller should be informed in advance as follows:

  1. With the aim of running a clean and transparent business, we always declare the true and full buying price on the Sales & Purchase Agreement
  2. We keep 3% of the buying price for tax settlement and other incurred costs on behalf of the seller to make sure the title transfer process is seamless. The remaining amount, after deducting the taxes and incurred costs, will be returned to the seller as soon as the title is successfully transferred to us.
  3. We also reserve our right to select the Notary Office based on the pricing & speed of document processing to handle the property transfer at great comfort and convenience for both parties.

Prior to closing the contract with Homebase, you will need to complete the application fee, administrative fee, initial deposit, and title transfer fee.

“Buy with Installment” offers homeownership accessible financing solutions, in which customers have installment plans to buy & own their property.

  • Step 2: Put down as low as a 10% deposit of the property’s value. Homebase will purchase the property from the owner and hold the property’s title. Customers will buy back the property with a pre-agreed amount, based on the annual appreciation rate of the property

  • Step 4: Deposit monthly installments to buy back the property

Your initial deposit must be verified to Homebase 24 hours BEFORE the Notary date of property purchase. After we receive your initial deposit, Homebase and the Seller will meet at the Notary Office on the specified day to sign the Sales & Purchase Agreement and purchase the property from the Seller.

Since the Monthly Minimum plan only builds up the appreciation amount over the contractual tenure, you will need to return Homebase's support amount as the contract ends to entirely own the home.

We will sign the Sales & Purchase Agreement and transfer the ownership to your name once you have completed building up your cumulative deposits to 100% of the repurchase price. Are there any other fees incurred for buyback for Unlock Equity?

When you purchase back the property at the conclusion of the contract, you must finish the tax payment, which is also the final step towards fulfilling your goal of homeownership! The taxes are charged as a 10% value-added tax (VAT) on the property's construction costs.

When a firm sells a property, VAT is applied. In this scenario, Homebase will transfer the title to you when you have paid in full and VAT has been applied. VAT is only charged on the construction price, which is 10% of the building work's value (For example, housing and land are only calculated on the value of the house, not the land price).
